– All Cash with No financing offers, many of Manhattan New York buyers are All Cash buyers whether they are from New York, another state, another part of the world, it is very common to be competing with another buyer that is also all cash. All cash offer is more desirable than mortgage offers, but presenting an offer at fair market price and all cash will ensure you secure the property. We have completed all cash transactions at all range of price range from $500,000-$10,000,000 or more.
45 Days is the quickest timeframe to close if it is a standard re-sale condo if all parties prepare the documents in a timely fashion (other than New construction condo that is ready to be move in). This is a market place that there are condo board in place, there will be required application from the purchaser, and it takes usually 30 days or so for the board to approve it. So, if there is a specific timeframe or rental lease for the current son or daughter, it is important to plan early. If financing, the timeframe is conservatively 90 days – 120 days or more.
No offer is binding until both buyers and sellers SIGN and FULLY EXECUTE the contract, 10% deposit is clear. Here in Manhattan New York, the SELLER’S ATTORNEY draft the contract to BUYER’S ATTORNEY, buyer’s attorney complete his/her review, then BUYER signs the contract with deposit, then return to SELLER’S ATTORNEY and seller will counter sign. This takes 7-10 days if all parties are available and responsive. Anytime between there, another (#2)buyer can appear and present a higher/better offer, first buyer’s offer can be overbid and there is NO DEAL.

Many of our Chinese buyers from Hong Kong and China prefer to buy a condo near the iconic Central Park New York. The immediate neighborhood near Central Park would be Upper East side or Upper West Side or Central Park South.

Chinese buyers should also understand that almost 85% of the housing inventory are cooperatives in Manhattan New York, majority of the buildings near Central park are cooperatives. This means the cooperative board of directors have the right to select the right buyers for the building and become a part of the building.

 

Buying into a cooperative, the buyers should be ready to present and disclose all personal and financial information. These documents such as tax return, bank statements, stock statement, other assets and everything and anything you may have own. The cooperative will want to review all of buyers’ assets before granting an interview. Buyers will most likely have to be either US Greencard holder or permanent resident of United States.
Cooperatives are not good for rental investment purpose as most will prefer to be owner occupant.

Chinese buyers many of times look into condo buildings only. There are limited condo inventory near Central park. All the pricing near Central Park depends on if you want to have Central Park view or not.

Condos near Central Park on the Upper East Side Pricing:

Basic pricing start in the $2,500 sq/ft range and go up from there depending on the unit. Central Park facing units will be commanding a premium along with certain Fifth Avenue and Park Avenue buildings that will also be priced at a premium.  For the fully renovated, higher floor, optimum views, outdoor space you could be looking at a range of $4,000 sq/ft+ for certain apartments that have truly unique characteristics.

The average price per sq ft for those apartments was approximately $3,700 sq/ft.  The price range was from $3,850,000 to over $23,500,000.

With these types of sales and the range being so wide it’s extremely important to recognize the most relative comparable’s often found in the same building if you have any, the same type of view, size and condition.

交屋日期:這 會根據您買的是新建計畫還是二手房而定。若是新房而賣家是建商,房屋也已完善,交期可以在一兩個星期內完成;若計畫還在建設中,這交期也相對的跟建設完善 後而定。若賣家是轉賣,而且準備好要搬遷,跟全現金交易— 交期會在公寓委員會四十五天內批准後而定。(若是要貸款購屋—交期會在公寓委員會60 ~ 90天內批准後而定。

個人財力資料:有時因多人搶標一個提案,賣方或合作公寓委員會會要求買家的財力資料。財力資料包括:薪資報稅單,財產/土地證明,銀行存款,證券證明及其他相關資料。若是要購買合作公寓(cooperative)全面申報是個必要程序。

As a Mandarin Speaking Real Estate agent, I learn the language while I was growing up in Taipei Taiwan. I was born in city of Taipei Taiwan 臺灣, it is known as Formosa meaning “beautiful (island)” in Portuguese, Taiwan is located in East Asia off the coast of China. My family moved to New York when I was 13 years old when I had a good foundation based of Mandarin in both reading and writing.

Majority of the residents in Taiwan speak both Standard Mandarin (officially recognized by the Republic Of China as the National Language) and Taiwanese Minnan (commonly known as “Taiwanese“; a variant of Min Nan spoken in Fujian province). Mandarin Language is the primary language of instruction in schools; however, most spoken media is split between Mandarin and Taiwanese.

When our family moved to New York when I was a teenager, going to American schools, I practice speak in English more than Chinese so that I can make friends and be liked among my peers. I often not want to speak much of my own language in school, partly because I was learning my way around how to speak like ‘an American girl’ with a proper accent. And I learn my English through ESL classes (English as Second Language class) Although my family (especially my mother) have always remind me not to forget Chinese language as one day it will be very useful for me. 

Mom is right, keeping my language proficiency in Chinese, and now working as a Chinese Mandarin Speaking Real Estate Agent in New York, I have been able to help buyers and sellers because I am bilingual, and working with many sellers and buyers who also share the same culture heritage.
